What to do when your condensate pipe freezes

The single most common winter boiler fault, and one of the few you can genuinely fix yourself in fifteen minutes with a kettle and some patience.

Why boilers have a drain pipe at all

A condensing boiler extracts extra heat by cooling the flue gases until the water vapour in them condenses. That condensate is mildly acidic and has to go somewhere, so every condensing boiler has a plastic drain pipe, usually 21mm white plastic, running to a drain.

Where that pipe runs outside — which is extremely common in UK installations because it is the cheapest route — it freezes. And because the boiler starts producing condensate within a minute of firing, a blocked pipe backs up into the appliance almost immediately and the boiler locks out.

How to recognise it

The pattern is unmistakable once you know it:

  • It is the first hard frost of the season, or a cold snap after mild weather.
  • The boiler worked perfectly yesterday.
  • It shows an ignition or flame fault code — EA 227 on a Worcester, F.28 or F.29 on a Vaillant, L2 on an Ideal, E133 on a Baxi.
  • It may make a gurgling sound when it tries to fire.

If all four fit, thaw the pipe before you call anyone out.

Thawing it safely

  1. Go outside and find the pipe. It is white or grey plastic, usually 21mm, running from the boiler down an external wall towards a drain or a soakaway.
  2. Feel along it for the frozen section. It is most often at the lowest point, at a bend, or right at the open end where the cold gets in.
  3. Fill a jug with warm water. Boil the kettle and leave it ten minutes, or mix hot and cold from the tap so it is comfortably hot to the touch and no more.
  4. Pour it slowly along the length of the pipe, concentrating on the section you think is frozen. Repeat several times.
  5. A hot water bottle or a microwaveable wheat bag held against the pipe works well for a stubborn section.
  6. Once you see or hear water running out of the end of the pipe, go back inside and reset the boiler.

Never use boiling water. The thermal shock can crack cold plastic, and you will have turned a free fix into a plumbing job in the middle of winter. Never use a blowtorch, a heat gun, or a naked flame on any part of a boiler installation.

If the pipe is above ground floor level, do not climb. Call an engineer instead — a fall is a far worse outcome than a call-out fee.

If thawing does not work

Give it twenty minutes of genuine effort. If the boiler still will not run, the condensate was probably not the problem, and the ignition fault is real. Stop resetting it — each reset triggers another set of ignition attempts — and book a Gas Safe registered engineer.

Stopping it happening again

A pipe that freezes once will freeze every winter, because the installation is the problem rather than the weather. The permanent fixes, in order of how well they work:

  • Increase the diameter. Going from 21mm to 32mm on the external section dramatically reduces the chance of a full blockage. This is the single most effective change.
  • Insulate it. Proper external waterproof pipe lagging, not the grey foam sold for internal pipes, which absorbs water and then freezes solid itself.
  • Shorten the external run. The less pipe outside, the less there is to freeze. Re-routing internally to an internal soil stack is the gold standard.
  • Improve the fall. Standing water freezes; moving water largely does not. Any horizontal section that holds water is where the ice starts.

Expect to pay £120 to £250 to have this done properly. Weighed against an emergency call-out at winter rates plus a weekend without heating, it pays for itself the first time.

While you are out there

Have a look at the flue terminal at the same time. If a bird has nested in it or something has been built too close to it, that causes its own set of fan and flue faults and it is much easier to spot in daylight than at seven on a January morning.
