What E28 means

E28 is the flue thermistor fault in the Baxi code set, and it is among the most frequently seen Baxi codes in service. The flue sensor watches the temperature of gases leaving the appliance, which on a condensing boiler should be comparatively low — capturing that heat into the water is the entire point of the design. Two situations produce this code and they need different work. The sensor may have failed, in which case the flue temperature is fine and only the measurement is wrong. Or the reading may be accurate, in which case heat is not passing into the water where it belongs. Baxi's guidance on the related E131 points at a possible blocked internal heat exchanger waterway, and that is the important possibility here. A deposit layer of scale or magnetite inside the exchanger insulates the metal from the water well enough to raise flue temperatures measurably, and the condition develops over years rather than suddenly.

Common questions about Baxi E28

Is this urgent?

It is not an immediate safety concern in the way a flame fault is, but do not sit on it. If flue temperatures genuinely are high, you are running a plastic flue outside its intended range and whatever is blocking heat transfer is getting worse rather than better.

Would a magnetic filter have helped?

If the cause is magnetite, considerably. A filter catches it before it reaches the heat exchanger and is the single most cost-effective addition to an older system. It does nothing about limescale, which needs a descale.

How does E28 relate to E131?

They are neighbours in the Baxi set. E131 is a flue thermostat lockout where Baxi direct engineers to check resistance across the flue NTC and consider a blocked internal heat exchanger. E28 is the sensor fault itself. Both point at the same area.
